What does a home price estimate tell you?

A price estimate answers one question: is the asking price in line with what has been paid for similar apartments in the same area? The reference is not what other sellers are asking but the realised sale prices published by Statistics Finland.

The estimate is indicative. It is not an official valuation and does not replace an estate agent's or authorised valuer's assessment, but it gives a quick picture of the apartment, the area and what deserves your attention.

How the estimate is built

  1. The area's realised price per m². The starting point is the average price per m² for the same postcode area and the same apartment or building type over the last year of sales, moved to the level of the latest published quarter with Statistics Finland's price index.
  2. Adjustments for the property. The housing company's critical renovations (done or ahead), condition, floor and lift, energy class, private sauna, balcony and window direction, maintenance charge and leased plot move the estimate up or down.
  3. Range. The estimate is given as a range, and its width depends on how many sales the area has had. In an area with few sales the range is wider, because the average is less certain.
  4. Monthly cost. Finally, the page works out what owning the apartment costs per month after mortgage interest, repayment and known charges.

What affects an apartment's price?

Location decides most of the price, but within a postcode the differences between apartments come from the property itself. The largest single item is almost always the housing company's repair backlog: an upcoming pipe renovation (linjasaneeraus) weighs clearly on the price and a freshly completed one raises it.

Apartment prices by area

Every postcode area has its own page with prices per m² by apartment type, price trends, sales volumes, rent levels and the area's population profile. Start with a city:

  • Apartment prices in Espoo
  • Apartment prices in Tampere
  • Apartment prices in Vantaa
  • Apartment prices in Turku
  • Apartment prices in Oulu
  • Apartment prices in Jyväskylä

Frequently asked

Is the price estimate free?

Yes. The service is free and making an estimate requires no registration.

What data is the estimate based on?

Statistics Finland's open statistics on realised sale prices of housing company apartments and, for detached houses, the National Land Survey of Finland's register of property prices. The property's details are read from the Oikotie or Etuovi listing you provide, or you can enter them yourself.

How accurate is the estimate?

The estimate is statistical: it shows what has typically been paid for a similar apartment in sales in the area. It cannot see inside the apartment or know the housing company's actual finances, so an individual property may rightly differ from it. That is why the estimate is given as a range and not a single figure.

What type of home are you estimating?

Where is the home?

How big is the home?

For detached houses the comparison figure is the area's typical realised sale as a total price: the register has no floor area for the building, so the figure does not scale with the size of the home. The floor area still appears in the property's basic details.

What year was the building built?

Which floor is the apartment on?

What condition is the home in?

Has the housing company done a pipe renovation (linjasaneeraus)?

Do you know what the pipe renovation covered?

What other renovations has the housing company done?

And the apartment's own renovations?

What does the home have?

Energy class and plot

What details does a price estimate need?

Only the postcode and floor area are required. They let us calculate the estimate from what has actually been paid for homes of the same size and type in the same area. Everything else refines the figure.

The biggest factor is the housing company's repair backlog: an upcoming pipe renovation weighs clearly on the price and a freshly completed one raises it. Next come the apartment's condition, floor and lift, energy class, private sauna, balcony and window direction, maintenance charge, and whether the plot is owned or leased. You will find these details in the property manager's certificate (isännöitsijäntodistus) and the housing company's maintenance needs report.

If the apartment is for sale, the details come straight from the listing: paste an Oikotie or Etuovi link on the front page.

What is the price estimate based on?

The reference is not what other sellers are asking but realised sale prices: Statistics Finland's data for apartments and the National Land Survey of Finland's register of property prices for detached houses. The estimate is given as a range, and its width depends on how many sales the area has had: where there are few sales the average is less certain and the range wider.

The estimate is statistical and indicative. It cannot see inside the apartment or know the housing company's actual finances, and it is not an official valuation: a bank, an estate distribution or the tax authority needs a statement from an authorised valuer.

Do I need an estate agent for a price estimate?

No. The estimate is calculated from statistics and appears on screen right away: the service asks for no name, email or phone number, so you get the estimate free of charge, without registering, and nobody will call you.

You need an estate agent when you intend to sell: they see the home, know buyer demand in the area and take responsibility for setting the price. This estimate is a starting point for that conversation, not a replacement for it.
