Disclaimer
AsuntoAnalyysi produces an indicative calculated market estimate from open statistical data and information you provide. It is not a valuation by an estate agent, an authorised valuer (AKA) or any other professional, and it is not investment, financial or tax advice. The estimate may differ significantly from the realised sale price. The service provider is not liable for decisions made on the basis of the estimate or for any resulting damage. Always verify the information in the property manager's certificate (isännöitsijäntodistus), condition surveys and, where needed, with a professional.

Using the service does not require logging in. Analyses and comparison lists are saved in your own browser's local storage (localStorage); lists are not stored on the server. In addition, a shareable snapshot of each completed estimate (the estimate's details and calculation result) is automatically stored on the server, so that the estimate has its own address (/s/…) that can be passed on. The legal basis is legitimate interest: a shareable address is a core feature of the service. The snapshot is kept for at most 24 months, after which the share link stops working and the data is permanently deleted. You can delete it sooner with the "Delete share link" button in the "All analyses" view, in the browser where the estimate was made.
The "Latest price estimates" section on the front page shows all visitors a selection of the most recent estimates: address, price, size, number of rooms and photo. Only estimates made from a listing link are included in the feed; estimates filled in by hand never appear in it. Deleting a share link also removes the estimate from this list.
Improving the estimate model. Snapshots of estimates made from a listing link are also used to check the estimate model. They are used to calculate aggregate statistics, for example how much asking prices differ from realised sale prices or how the build year shows in prices. The calculation uses only property details fetched from the sale listing (price, floor area, build year, floor, renovations and other property details) and, for location, only the postcode, not the address. Estimates filled in by hand are not used for this at all. The result is model coefficients and statistics from which an individual estimate or its maker cannot be identified, and the data is not disclosed to anyone else. The legal basis is the legitimate interest in the accuracy of the estimate. Data is not kept for this purpose longer than the share link, and deleting a share link also removes the estimate from this use. You can object to the processing, see Your rights below.
Use of the service is limited by IP address to prevent abuse, and the platform collects ordinary technical log data (including IP address and requested address) for a short time. We also use the platform's cookie-free visitor measurement. The legal basis is legitimate interest in the security, operation and development of the service.
Processors and data location. The service's hosting and database (Vercel, Supabase) process snapshots and logs on our behalf. The service runs and data is stored in the EU; the companies are based outside the EU/EEA, so access from there is possible in support situations. Data is not disclosed to anyone else.
Your browser fetches the map view (OpenStreetMap) and listing photos directly from their own servers, so these services see your IP address. In addition, the estimate's address is sent to OpenStreetMap's search service to locate it on the map. The site's fonts are served from our own server, so they cause no request to a third party.
Your rights. You can request access to your data, have it corrected or deleted, restrict processing and object to processing based on legitimate interest. You can delete a snapshot and its share link yourself in the "All analyses" view; for other requests, contact the address above.
Cookies
The service does not store cookies or other identifiers in your browser, and neither does the visitor measurement.
